ADAPTIVE REUSE: LUMBER YARD TO CHARTER SCHOOL
PROJECT OVERVIEW
In 2014 NelsonHill represented Shannon Lumber, an owner and operator of a 2.3 acre lumber yard with a 40,000 SF Building on Belmont Avenue. At the time of sale, the Shannon Family had owned the property for 72 Years.
NelsonHill were selected because of their expertise in re-positioning property for adaptive reuse or development. The team of Mark Nelson, SIOR and Michael Nelson, SIOR had handled a similar sale of two industrial buildings on the South Side that had be sold for conversion to a Charter School Group and CPS.
NelsonHill listed the property highlighting it’s potential for adaptive reuse. After an aggressive marketing campaign, NelsonHill was able to solicit Intrinsic Charter School as the highest paying buyer for the property. Intrinsic was able to retain the existing structure and convert the building into a thriving neighborhood school.
