2101 W. Carroll Avenue, formerly occupied by Kim & Scott’s Gourmet Pretzels and used as a pretzel manufacturing facility, is a 2-story, 37,000 Sq. Ft. heavy timber loft building that underwent a full interior demolition, sand blasting and window replacement prior to the sale.
Mark & Michael Nelson launched an aggressive marketing strategy creating vision for the property’s adaptive reuse potential and were able to leverage interest from multiple buyers before selecting a buyer. HBK Engineering paid $4,580,000 for the property ($125 PSF), which was a record sale price west of Damen Avenue. The building was purchased in an unimproved condition with the intention of office redevelopment.
